• Preparation: do your research early and understand everything there is to know about the property from the get go. Don’t forget to include the bond payment when working out your financials.

• Presentation: first impressions, make a lasting impression, so make sure you dress the part for the rental inspection. As much everyone loves a nice matching tracksuit and a pair of flip flops, time to leave the essentials at home and dust off your shiny shoes.

• Get in quick: submit your application as soon as possible because chances are, if you loved the property, so did someone else. 

• Squeaky clean applications: property managers appreciate perfection, so if you’ve had a run in with your previous landlord it’s time to wipe the slate clean and make amends ready for your new application.

• Be honest: don’t try and hide anything in your application, housemates, pets or strange hobbies ... property managers will almost always find out so it’s best to be upfront from the beginning to avoid any altercations in the future.
